We are fully compliant agents and meet all mandatory legal and regulatory standards to operate legally:
- Client Money Protection (CMP): Mandatory membership in a government-approved scheme to safeguard landlords' and tenants' funds.
- Redress Scheme: Membership in an independent ombudsman service (e.g., The Property Ombudsman) to handle client complaints.
- Business Insurance: Adequate coverage, specifically Professional Indemnity Insurance and Public Liability Insurance.
- Anti-Money Laundering (AML) & Sanctions Checks: Registration with HMRC for AML supervision and mandatory compliance with official sanctions checks.
- Deposit Protection Registration: Processes in place to legally register tenant deposits in approved schemes (e.g., Deposit Protection Scheme).
- Right to Rent Checks: Agents in England must conduct legal right-to-rent verifications on all prospective adult tenants.
- Information Commissioner's Office (ICO) registration.
Renters Rights Act 2025
We are fully aligned with the new Renters Rights Act 2025 and the legislation's major tenancy reforms (including the abolition of Section 21 "no-fault" evictions and fixed-term Assured Shorthold Tenancies). When you partner with us either as a tenant or a landlord we manage this liability ensuring everyone remains compliant as the government roles out further changes.
